Flynner Homes Progress on Idaho's First NAHB Certified Green Home!

Follow the construction process as Flynner Homes' builds their first of many certified green homes.

Certified green homes use a holistic approach to the construction process, which incorporates environmental, personal and financial considerations into every phase of the building procedure. 

 
There are 7 Guiding Principals of the National Association of Home Builder’s (NAHB) National Green Building Program that take these environmental, personal, and financial considerations into account. They are:
  1. Lot Design, Preparation, and Development
  2. Resource Efficiency
  3. Energy Efficiency
  4. Water Efficiency
  5. Indoor Environmental Quality
  6. Operation Maintenance and Homeowner Education
  7. Global Impact
We are currently satisfying Principal 7, Energy Efficiency, which consists of:
 
  • Indoor paints that have volatile organic compounds (VOC) concentrations equal to or less than the following:
 
    1. Latex coatings: flat 100 grams/liter, non-flat 150 grams/liter
    2. Oil based paints: 380 grams/liter
 
  • Sealants that have VOC concentrations equal to or less that the following:
 
1.      Construction adhesives: 200 grams/liter
2.      Sealants and caulks: 60 grams/liter
3.      Contact adhesives: 650 grams/liter
 
Stay tuned as we move through the certification process. I will be updating you on the green aspects of the home that will contribute to our green certification, which is obtained by utilizing a third-party NAHB certified verifier.  
 
For those of you who want to watch the construction process the Willowgreens Community is located on Willow Lane. Head West on State Street from Veteran’s Memorial Parkway. Willow Lane is the next stop light. Turn left (South) and go down past the Willow Lane Sports Complex to the end of the road. Or you can ride your bike or walk down the Boise Greenbelt.

I don't mean this rhetorically, but do people/buyers really care? What I mean by that is, is there any substantiation that buyers consider grams/liter of VOC's or other factors which make a house "certified green"? Or are we fooling ourselves into thinking that people are interested in "green homes"?

I think that is a great question and I wondered how valid all this really is with the consumer sometimes myself. All I can tell you is that businesses follow the money. I can also tell you that many in the industry believe that Boise is 1 to 3 years normally behind the major metros, in trends. Lastly, everything I read says this is very real to people who are conscious. The question is when will other builders catch up to Scott? If you get a chance ask Scott for the tour- you will be blown away how smart the home is a how affordable it can be.

On a personal note, I think we have a responsibility to build sustainable homes. Long term vision, energy conservation and environmental responsibility all lead to the conclusion that green is right.

I agree with trey but I also agree with the anonymous post above his. I think that we have a responsibility to increase the efficiency of the new homes we build and this will be a continual process over the next several decades. However, right now, given the state of the economy, consumers just don't have money for "green" and probably don't care. There are bigger issues on their minds like making their mortgage payments and finding or keeping a job. Until we get our basic necessities taken care of and figured out and the economy stabilizes, going "green" will just be a great idea that just does not make sense.

However, over time I think that "green" is the way to go. I was down at the International Builder's Show in Vegas last month and "green" products were definitely the highlight of the show and the direction that the industry is moving. Unfortunately, we are at the point where people can buy homes for cheaper than we can build them and new construction has taken a hit. Over time things will get back to normal and that is the time when going green will take off.

The only reason the consumer is not more concerned about VOC's is because they don't know. If they were more aware of the consequences they would.

VOC's are a complex topic and even EPA's definition of VOC's does not really include or for that matter exclude the VOC's considered to cause indoor air pollution.

Many common materials and products used indoors have been developed and are labeled by their manufacturers as "low VOC" or "zero VOC content" and other similar terms. While some of these products may actually have low VOC content in the broader definition of VOC relevant to indoor air, some products so labeled may actually have larger VOC content but the VOCs contained in them may be exempt from the EPA's definition. Or more simply put, those who buy into this idea of a "Green Home" are doing just that, buying an idea.
Now energy efficiency on the other hand has merit.
Though I always find it interesting when 2 people who live in a 6,000 sf home can say that their house is "green" or "efficient".
Tell me, what is green or efficient about 2 or even 4 people living in a giant house?
IMHO, this green movement is more of a marketing ploy than anything else.
