Real Estate in the Boise area continues to be a seller's market. The lack of homes for sale and the steady demand from people relocating to Boise have kept Realtors and home builders busy. Home values conitnue to rise which is in part due to demand but also there seems to be demand for larger homes on larger lots. Latest stats show that distrtessed property is still strong with one in five listings in the category. Investors are not buying many new homes but are pushing first time home buyers into looking at new houses.
Developers are now active in the market with many new subdivisions getting ready to come to market. There are still old subdivisions that went bankrupt, now getting finished and new communities like Mace River Ranch coming in the Fall of 2013. Many builders are looking fo lots which will help supply and also help keep prices from escalating.The trend also seems to be upper end communities, this is in part due to costs of new construction and fewer builders are able to compete at this price point.
The 2013 real forecast for Boise calls for the market to slow down, as most REALTORS® beleive that the increase in prices we saw in 2012 is not sustainable. The problem is that the Treasure Valley Real Estate market is driven buy out of state buyers who are bringing cash to the table. This not only makes sales happen faster but also creates hype. Sellers believe their home is worth more and when a good home comes on the market, it receives multiple offers.
The number of weekly building permits continues to rise as more builders jump in looking for opportunity. Many are builders who have been waiting for the market to return. Infrastructure seems to be a problem for new construction. The number of subcontractors is limited and teh ability for them to grow quickly is difficult as many don't have the financial capability to invest and risk what they do have.

The New Subdivision resource is a comprehensive list all the new subdivisions with vacant lots or new house for sale in Boise and surrounding Treasure Valley, Idaho. Subdivisions are displayed by MLS Area and categorized into lifestyle including Townhomes & Condominiums, Entry Level, Move-Up, Upgrade and Luxury Subdivisions. Each category lists lot sizes, lot prices and starting home values for those subdivisions. Community profiles are also available that include community amenities, HOA dues, schools, other information about the community and then view listings from teh MLS for New Houses for Sale and Building Lots.
In 2011, almost 1,200 new homes were built and that number almost doubled in 2012. In 2013, look for even more growth which will require many new communities to be developed. Build Idaho will be providing updates as they are available.

People come to Boise, ID from all over the United States to call this amazing place home. There are many reason people move here from jobs to retirement but they all have one thing in common- Lifestyle!
Many have been here on vacation or visiting family and enjoyed the area so much that they decided to stay. Others move here based on the good economy, low crime rate, great weather, culture and low population that is very much family oriented. Boise is unique in that it is one of the most-remote cities in America with so much open space with places like Hell's Canyon, The River of No Return or Seven Devils. The recreation opportunities are only limited by the amount of time you have to get out and explore. Even the neaby Snake River offers pportunity for someone to fish for dinosaurs, called sturgeon, hunt ski or just float the river..
In Boise, one can wake up and Bike along the River, stroll through the Boise Foothills or just enjoy coffee from your patio. As the sun comes out more people emerge as bikers or hikers. This city can capture your inner spirit and revive it from all the beauty it is surrounded by. Imagine watching an eagle fish or a hawk scan a mountainside for food. Just along city limits in the Foothills it is not uncommon to see deer, fox or coyote. But for those that are more civilized you may enjoy the Boise Zoo or the theatre scene more. Boise also has it's own ski resort, Bogus Basin, about 30 minutes into the mountains.
Surrounding Boise are many other opportunities including nearby Bids of Prey or head east to Shoshone Falls or north to McCall. Surrounding Boise are old ghost towns, resort towns and other resort towns. There are many miles of logging roads to explore or high mountain lakes to hike to. Build Idaho has referred to Boise as the "Metro Resort of the Northwest!"
