The Premier Open Space Development
With over 1800 acres, Hillsdate Estates in Star, Idaho is one of the most prestigous home developments in the area. Nestled among the ridges and valleys outside city limits, the entrace to Hillsdale is beautifully landscaped and provides just the right amount of seclusion required for a development of this caliber. The community is dispersed among one and two acre lots, each one bordering open and/or community space. The natural space consists of open ridges and valleys that represent over 75% of the total development. The landscape contains woody forms of vegetation, grasses, and wildflowers. The intent was not only to improve the appearance, but also to provide habitat for upland game. The availability of water within the Hillsdale community greatly enhances this natural landscaping.

Park and Activity Field
An additional multi-acre park exists in the central valley of the project, approximately 1/2 mile from the entrance to Hillsdale. It includes a playing field and picnic area, with some trail and water amenities.
The fully fenced equestrian center is located at the western end of the central valley for easy access to public lands. The Center has a corral area with adequate grazing land, individual stalls and a large riding arena.
Direct access to public lands provides the opportunity to the outdoor users who wish to bike, hike or ride horses direct from their own development. A map of the public lands is available from the Bureau of Land Management.
Community Water System
Each lot will be served with a domestic water system that will supply their household as well as their pressurized irrigation water. Each individual water user will be assessed a water charge by the Homeowners Association or it's sub-association.
The trail system is designed for pedestrian and mountain bike use. These trails are informal and are approximately 3 feet in width.
Included in the natural common area is a 5 acre-fishing pond (12 feet deep). The stream starts near the entrance to Hillsdale and feeds into the pond. The pond was designed as a warm water fishery (bass & blue gill). Fishing by residents can be done on a catch and release basis.
Located to the west of the fishing pond is a 4 acre wetlands pond. This facility is meant to attract waterfowl and songbirds. No fishing is allowed in this pond.
