When you are looking at a house, there are plenty of things to consider before you buy. What’s the neighborhood like? Is the yard big enough? Is there enough storage? What appliances are in the house? The list goes on and on. But, here are a few things you don’t have to worry about when you are considering a house.


While dated or old carpeting may be an initial deal breaker in terms of style, you don't have to worry about it. If/when you buy that house, you can rip up that old carpet and replace it with brand new carpet, vinyl, or hardwood of your choice. If the house you are touring still has shag carpeting for some reason, you can rest assured that it is gone as soon as you sign the contract to buy the house.

Paint and Wallpaper

The same sentiment goes for wall colors. Some people despise wallpaper while others like it. If you don’t like the current owner’s use of wallpaper, feel free to replace it with a coat of paint or new wallpaper you like. The same goes for paint. The sellers may love their red kitchen, but you can easily paint it a more suitable color after you buy the house.

Strong seller presence

While the seller may want to show off their family’s achievements or display how happy their family is in the house, the best thing for them to do is depersonalize and stage the home. If they don’t depersonalize, try to imagine where your family pictures will live instead. A strong seller presence is often an immediate turn-off for potential buyers, which leaves the home on the market for longer and leads to a reduced price. If this is the case, use it to your advantage to help snag the house for a lower price if you really like the layout or subdivision.

Rooms being used in a unique way

If the current owner is using their spare bedroom for a craft room, home gym, or dumping ground for kids' toys, don’t let that play a factor in your decision. These things will be gone when the previous owners move out. Instead, envision what you will use that room for and plan for that.
