Working with a financial advisor or loan professional will help you understand how much you can afford, and a credible builder will tell you how much you can buy.

Building a custom home is an experience that everyone dreams about. What does your dream home look like? What features and amenities would you include? People are always getting ideas- how the entrance looks, landscaping, family room, garage, or the master bedroom.

One of the builder's jobs is to make sure you get what you want and it costs what you were expecting. Working with someone who has done it numerous times and has been verified by past clients that they stayed within the budget is a reassuring thing. How many people go over budget? Most. There are many reasons  someone can go over budget-

  1. Unforeseen building problems.
    Some things just cannot be predicted that will cause delays (ie weather), additional work to get the house right, or even theft during construction.
  2. The builder acts as a salesperson
    True professionals and natural builders want you to have a great building experience and want you to get what you are expecting. Too often the builder is also a salesperson and wants to close the deal. This may lead them to leave things out, knowing that if they exceed your budget they won't get the sale. If you are too far into construction before someone lets you know that the plans did not include the fancy master tub, what do you do? You cannot put one in after the room is built.

So, make sure that you work with builders who understand costs including upgrades, and wants you to have a great home at the price you are expecting.

Some other things to think about. Would you give up 300 ft2 to get an upgrade amenity? Would you give up an amenity to have the additional square feet? Make sure you get it right the first time and work with builders who deliver!
