Real estate historically has dips in the market but Boise has had consistent appreciation since 2011. 2020 and 2021 were an anomaly with the COVID effect and so many moving out of big cities.
Is Boise still booming?
Boise saw a noticeable shift in June 2022 when the interest rates increased. Builders immediately corrected as well. Building permits plummeted and not until January 2023 did new construction start gaining momentum again.

Residential real estate is heavily influenced by interest rates. Home buyers have adjusted to the new norm of 7% but compared to 3%, buying a home that requires financing seems very expensive comparatively. It took a full year for most buyers to accept this but many are returning to look at homes.
One can only put off the need to buy or sell a home for so long once one realizes the need to downsize, right size or have the requirement to become a first-time home buyer.
What is the hottest real estate market in Idaho?
Real estate is a dynamic market but the hottest market in Idaho is luxury homes. With so many out-of-state buyers coming from much more expensive housing markets, they can afford much more house. Many are finding themselves attracted to Eagle for custom homes and the mountain towns just to the north like McCall, Cascade, and Donnelly for second homes. Many people are also looking to rural areas for acreage properties.
Why are houses in Boise so expensive?
Supply and demand are the two driving forces of Boise home values. We frequently mention the quality of life many are finding in Idaho is very important, along with lifestyle. We are also seeing that safety, political climate and overall affordablity are driving forces of the in-migration of home buyers. This demand has exceeded the supply for many years which is one of the reasons that Boise is seeing national builders start to build in the Treasure Valley.
