Spring Valley Subdivision in Eagle will be a 6,005-acre comprehensive community located just north of downtown Eagle, with up to 7,153 homes and 245 acres of commercial, office, and mixed uses. The entire community was originally to be developed by M3 Companies, LLC. The community will also feature four elementary schools, a middle school, and a high school, as well as a library, police and fire stations, and other public facilities.

Spring Valley Subdivision was preliminarily approved originally in 2009 by the City Council of Eagle Idaho.

May 2021 Update: A Utah developer, Clyde Companies and GWC Capital recently purchased the land and have been meeting with the city council to discuss reviving the development.

Situated between the Boise Foothills and the Boise River, the picturesque town of Eagle is a fast-growing hub for national retail and high-tech commercial enterprises that were attracted to the unique blend of a great climate, wide-open spaces, and proximity to downtown Boise.

Imagine a daily commute that's never more than thirty minutes. And when you get home, you can literally walk into the great outdoors. The foothills are a place for horseback riding, biking, and hiking, and the valley has plenty of water activities in a string of ponds, lakes, and the Boise River. Eagle is a place with a broad range of amenities, services and just a short drive to Boise's many cultural activities.

Phase I, proposed September 2022
Spring Valley Subdivision will soon begin developing a 996.84-acre site, generally located 3,000 ft northeast of the intersection of State Highway 16 at Equest Lane (approximately 1 mile north of Beacon Light Road and Linder Road intersection). This phase will include 25 building lots.

Spring Valley community features:

  • 6,005 acres
  • 7,153 homes
  • 245 acres of commercial, office, and mixed-use area
  • 1,201 acres are community open space
  • The goal of the project is to have 40% open space (2,400 acres). About 15% of the open space (880 acres) is planned to become part of the 2,715-acre Eagle Regional
  • Park and Willow Creek Road open space corridor. M3 Eagle will share a 7-mile common boundary with the park along its southern border.
  • The Master Plan also calls for the development of:
  • Four elementary schools, a middle school, and a high school. M3 will donate the land for all of the school sites.
  • A public library, two fire stations, and one police station. Again, M3 will donate the land for all of these facilities.
  • One regional park, 5 community parks, and 13 neighborhood parks.
  • Public trails for walking, cycling, and horseback riding.
  • A full-service equestrian center with indoor and outdoor arenas, boarding facilities, and links to outdoor riding trails.
  • One or more golf courses.
  • M3 Eagle is studying the viability of vineyards and wineries on the property and has identified up to 400 acres for such potential uses. The Eagle Foothills, including M3 Eagle property, is located within the Snake River Valley American Viticultural Area (AVA), which means it is nationally recognized as a distinct grape-growing region capable of producing excellent-quality wines.
  • M3 Eagle will be served by its own sewer and water system. Parks and landscaped common areas will be irrigated with treated re-use water to promote water conservation.
  • M3 Eagle will be developed in five phases over a 20-year period. Construction of the first phase is projected to begin in late 2009 or early 2010.
