Homeownership is an amazing part of life. You build equity and get tax advantages such as mortgage interest deduction and capital gains exclusions. Most of all, you get to actually own your space. This is a much better alternative to paying your landlord’s mortgage, sharing a space with roommates, or living in a cramped apartment complex with outdated units.

However, home prices are on the rise around the country—especially in Boise and the Treasure Valley—and often outpace wage gains. This makes it harder for renters to save their hard-earned money for a down payment. This vicious cycle keeps renters as renters instead of homeowners.

So how can renters break the cycle and become home buyers? Here are a few ideas to begin saving for your new home. Keep in mind, everyone’s situation is different, so some tips may not apply to everyone.

Garden City sits along Chinden Boulevard between State Street and Boise’s West Bench. It’s nestled between Boise to the southeast and Eagle to the northwest. Garden City has been experiencing a resurgence in the last decade, which has brought a lot of changes and updates. An arts scene called Live/Work/Create has been growing alongside craft breweries and wineries. Expo Idaho, Boise Fairgrounds, Revolution Concert House, and the Boise Hawks Baseball Stadium are in the north end of Garden City. Every summer, Garden City is full of people going to the Western Idaho Fair, Boise Music Festival and professional baseball games.

A lot can happen in a year. Especially in a growing city like Boise. But as the year and the decade draw to a close, you can’t help but look back on everything that’s happened since 2009. So much of it has been gradual, we may have forgotten what Boise looked like 10 years ago. Luckily, The Idaho Statesman has us covered with Boise's #10YearChallenge. Californians keep coming to Idaho in droves, according to a recent study of the country’s most popular interstate moving routes released by STORAGECafé, a nationwide self-storage marketplace. Last year alone, more than 21,000 Californians moved to Idaho, which represents 26% of the almost 80,000 people that made the Gem State their home in 2018.

Californians are the country’s most active interstate movers – last year, almost 700,000 of them packed their bags and headed toward other states, including Texas, Arizona, Washington State, Nevada, and, obviously, Idaho. The most common reasons for leaving California include the expense and availability of housing, the high cost of living, taxes and natural disasters.

In Boise, we are fortunate enough to be a growing city in a growing metropolitan area that also has easy access to nature. In many cases, the nature is right off your back patio. There are a number of subdivisions that back up to the Boise Greenbelt as well as waterfront properties that face the Boise River or neighborhood ponds. What is the difference between these two types of properties?

Buying or selling a home is very stressful and home inspections can create a lot of anxiety in the process. Once an offer is accepted, the next step is for the home to be inspected. This is not mandatory but highly recommended for buyers. Buyers are looking to purchase the home they are expecting and the inspection will verify that or notify you of items so you are not surprised upon moving in.

For sellers- it’s a great idea to have an inspection prior to the home going on the market. This will let you know about any issues upfront which will give you peace of mind knowing that any unknown issues could come up makes for a smooth transaction.  You may have items that should be repaired prior to listing your home or your agent may have some suggestions on how to handle them. Also, some repairs may need to be made by the lender if the buyer is getting financing.
