On March 4, 2021, Freddie Mac announced that interest rates have risen above 3% for the first time since July 2020. This has many buyers, lenders, and agents worried that it will bring a halt to the current real estate market. As people flock to Idaho from around the country (primarily from the west coast), Boise and the surrounding metro area has become one of the hottest places to live in America. Due to the COVID-19 pandemic creating opportunities for remote work, even more people are leaving large cities and moving to Idaho. As more people move to the area, home buyers are looking to buy homes in the smaller surrounding towns and cities. These areas are poised for large growth in terms of population and new home construction. Many of them have large lots that are perfect for building custom homes.

The Corona Virus has obviously impacted our housing industry; however, the Boise Real Estate Market held surprisingly strong base on the numbers. The primary numbers that will jump out at most people are the Total Resale Pending numbers. They were only down by 150 units from March 2019.
