Addressing the subprime lending crisis, the U.S. House of Representatives on Oct. 4 approved legislation that would eliminate any taxes home owners might face when banks renegotiate the terms of a home loan and forgive a portion of the outstanding mortgage debt. The change in the tax law would cap untaxable forgiven debt at $2 million and apply only to principal residences.

Boise And Nampa Foreclosure Real Estate begins its march. As I visit the Ada and Canyon county courthouse each morning I continue to see the filings of Notice of Defaults rise. Although this is most distressing to the homeowner it opens doors of oppurtunity for the real estate agent and investor. Homes are being picked up for pennies on the dollar! The Idaho Satesman reported on some upticks in vacancy rates in the Boise Valley Commercail Real Estate Market today. When you analyze the article in light of the fulfillment process and existing vacancies, you'll see that we are in a great investment and tenant situation. Once again, the Boise Valley proves to be a great investment and business location. shhhhhh, don't tell anybody........

A Buyer's agent was using the Cap rate approach on contrasting possible purchases for commercial real estate in Nampa, a major growth area in the Boise Valley. He told me that the property we were being compared to has a 13% Cap rate. I told him to buy it, but my client, who was right next to me, didn't quite understand my response.

I always hear the phrase "oh Idaho is just behind the rest of the nation" I don't agree. look at the green movement in Idaho! listed in USA today as one of the Leading Green markets, one of the first commercial LEED Platinum buildings, one of the first LEED Gold Homes were built right here in Boise Idaho. I get companies every day that are asking how do they become more green or environmentally friendly. Now we are having out own green Expo!learn more about the event by reading the rest of the blog.

Many people are wondering just how long this housing slump will last and when the forelcosure numbers will reach their peak. Many factors will come into play affecting these numbers such as the goverment stepping in to solve some of the subprime lending issues. Credit rating agency Moody's Investors Service says it will continue through 2009! IdahoDataProviders.com has updated its August stats for Notice of Defaults filed but read the attached article for a national overview.
