Boise Idaho Building Permit Report

New construction in the Treasure Valley have seen upward movement for at least a year and a half. June 2013 was down 89 in Ada County building permits from May which represents a 32% decrease. Canyon County realized 50 fewer permits, over 50% decrease.While this is a significant drop it is normal for permit activity to decrease at this time of the year but this frop was higher than expected.

This months best selling subdivisions can best be described as wide and deep. There were 88 subdivisions competing in October and the majority sold 1 home!

After years of builder's asking "when will it be normal again?," it seems we may have found it. Over the last 12 months Ada Count has produced over 2,500 building permits which is very much in line with historical patterns and growth of the Treasure Valley. Canyon County is normally a third to one half of the Boise Market and seems to be gaining momentum. Building lots still seems to be the primary concern of builders as opportunity is limited by inventory and many subdivisions are comprised of exclusive builder teams. Several subdivisions are coming on board in the near future although no one is predicting lot prices to drop.

Everyone knows the story of real estate and how in 2006 the first signs of the bubble bursting  showed up. Now we have stability and it may even be fair to say that opportunity is gone. Obviously, there is always opportunity but those good deals are not as drastic as they were. As a matter of fact, for 2 years the Boise Idaho Real Estate Market has been strong.

It?s hard to believe that we just finished the second quarter of 2012, and we already have the June Ada County Housing Market Report! Time is flying by and summer seems to be going even faster! The Ada County June Market Report shows that the same thing continues to happen in Real Estate as well, With 690 homes sold in June (123 of those were New Construction), and a year to date total sales of 3,333, things are picking UP! and so are prices! The new Average sales price is $208,906 with a Median of $174,000! It?s not just the number of homes sold, it?s also the rise in pending sales. Pending sales of existing homes was 866, with an additional 370 New Construction Pendings!
