Ketchum City Council approved a mandatory green building code applying to new residential construction projects which encourages high efficiency, healthy buildings. The Code will be go into effect on May 16th, 2012.

Finding a great builder is about credibility? What is their experience? Where are they currently building and how many homes have they built in the last 18 months? Are they financially stable? Of course, non of this matters if they are not a Registered Contractor. Idaho does not currently having licensing.

We keep talking about all the momentum in new construction in 2011. Some people just want a new home. Some people got frustrated playing the distressed property game and decided to get what they want instead. Some people wanted a custom home. Either way, new construction is driven by value and In-Migration. Let's take a closer look at demand for new homes in Boise, Idaho.

This criteria continues to surface and while it is relevant it is also only relative. The higher up the scale you go, the less relavant it becomes. If you are searching for the cheapest home, price per square foot makes sense as long as you can look past quality. Do you really believe that the cheapest home has the same operating and maintenance costs as the top end home? Do you really think that building to code means the builder trying to build the cheapest home is not cutting every corner possible?

Over the last 13 months there is a definite sign of increasing activity in building permits in Boise. Some people may be surprised but between lower inventory levels of used homes, continued in-migration of people from other states like California and value of new homes comparatively.

The best place to start with any perspective is in the begining. While many people are familiar with the last 6 years to 10 years of real estate and new construction, there is a record of home building in the Boise Idaho Metropolitan area since 1961. You can follow spikes in construction and building permits with major increases in employmnet like HP and Micron.

A custom home can be any size and therefore any price point. For this survey, we are considering homes where the permit value was $600k+. This does not include lots costs, so these homes are very nice.
