On March 4, 2021, Freddie Mac announced that interest rates have risen above 3% for the first time since July 2020. This has many buyers, lenders, and agents worried that it will bring a halt to the current real estate market. However, there are multiple reasons why this can actually be beneficial to buyers and shouldn’t be a surprise.

COVID-19 and 2020 were a paradox. A new and novel virus spread quickly around the world leading to shutdowns, layoff, stay-at-home orders, and an economic recession. After the initial shock and awe period, the housing market started to explode around the country, especially in Idaho—spurned forward by rock-bottom interest rates. Since then, the housing market has taken off. Now that COVID vaccines are beginning to be distributed, this is how we see the effects playing out.

Getting a loan in the easiest way for somebody to buy a home. As with any loan, you need a down payment to act as assurance for paying on the loan and to help reduce your monthly mortgage payments. The rule of thumb for a down payment is to put down 20%, but that is often not a feasible amount for most buyers. This is where down payment assistance programs come in. These programs that allow home buyers to put down less than the usual 20% and get into a home faster and easier.
