Are you looking at buying a new home in 2014? There are plenty of options now but as we move into the year, more are coming and lots of them.

Idaho New Communities

As 2013 finished up two new larger subdivisions entered the market- Redtail, Mace River Ranch and Carmel. We are also going to see several large communities go live in 2014.

While there have been many in-fill projects and additional phases of existing projects over the last 6 years, this is the first time we have seen large projects since the Boise Idaho Real Estate bubble exploded.

Several just need infrastructure completed and they will be ready to roll and there are many more approved and waiting for the frost to go away so they can start. Boise Developers have been waiting for years and their time is now. For the first years after the bubble, there was too much inventory to justify starting something and over the last two years, builders have really burned through the last of the over-supply. Additionally, lot prices are now at levels where developers can make money. For several years, lots were being sold in bulk below what it woudl have cost to develop raw land.

This spring there are going to be some wonderful new choices:

Meridian Idaho New Communities

  • Reflection Ridge
  • Tradewind
  • Bainbridge
  • Ashbury
  • Fall Creek
  • Bellano Creek

Eagle Idaho New Communities

  • Spring Valley
  • Riverwalk
  • Renovare

Kuna Idaho New Subdivisions

  • Merlin Pointe

There are also several subdivisions that went under but are going to be re-started this year- Hunter's Pointe in Nampa and Greyhawk in Kuna.

This is not a complete list. There are many more in the pipeline, and many more in conception phases or preliminary.

What about you, the home buyers? You will have more and more choices as the year progresses. One might think that will the large amount of inventory, this might lower prices? It is doubtful. While there is not a runaway market like 2005, there is plenty of reason to be positive about the local real estate market.

  1. People are still moving to Boise Valley. As a matter of fact, it is about one thousand additional people per month. That is a lot for what many still call a town.
     
  2. There are hundred of builders in the marketplace. It is still dominated by large builders but the other 90% are trying to become large builders
