Here is an excerpt from an article I wrote for the September / October issue of Sales and Marketing Ideas magazine.

As baby-boomers begin to retire, there could be a massive sell-off of their existing homes. This sell-off of existing homes could occur without regard for demand, resulting in excess supply. This excess supply and competition for buyers could create downward pressure on home prices and reduce the demand for new homes. Of course, this trend will vary in different markets across the country.

However, an oversupply of existing homes and downward pressure on home prices could also result in more baby boomers choosing to remain in their existing homes. This could create an increase in the demand for remodeling these homes to accommodate aging-in-place. This demand for remodeling could offset the reduction in the demand for new homes.

Although retirees historically buy fewer homes than younger people, the sheer number of baby boomers means that these active seniors will be a major home buying group. The first baby boomers will reach the traditional retirement age of 65 in 2011. Their children will be leaving home and establishing their own households over the next couple of decades, prompting many to sell their homes and downsize to something more affordable or relocate to a more desirable area.

However, baby boomers have always bucked the trends and norms of previous generations. The State of the Nations Housing 2007 report by the Joint Center for Housing Studies at Harvard University indicated that the retiring baby boomers might defy the historic trend toward downsizing. And a recent survey of baby boomers by the National Association of Realtors revealed that 15 percent of baby boomers planning to move will do so because they need larger homes and another 13 percent will do so simply because they can afford to trade up.

These retiring baby boomers will be a prime market for new home in most parts of the county. The CAPS courses will enable builders to design and build homes to accommodate the unique needs of these home buyers.
