2020 Boise Idaho Real Estate Blog
put it to the test Main The Durable Green Home
the fall issue of Ecohome www.ecohomemagazine.com had a great article on the reasons for testing your homes by President of Building Knowledge inc. Mark LaLiberte www.laliberteonline.com

Mark is a renowned building scientist that works with home builders all over the nation. Mark has been to Idaho several times and on his last visit Tyvek Rep Tina Deboer took him around to meet and talk with builders around the  are on challenges they were having on the homes. the article outlines construction myths about new homes, especially the notion that today's homes are to tight! if you have read any of my previous blogs  you will start to get the idea that could not be farther from the truth, although i have found some that are to tight with out proper ventilation. Ventilation is the other are that people do understand. this article outlines the reasons behind build tight ventilate right. read the article, people  should become more  aware of the actual functions and operation of their homes or the homes they build.

recently I had this conversation with a builder in Hailey that is building very tight homes, so tight that they need mechanical ventilation. This particular builder wants to rely on the homeowners opening windows to supply ventilation to the home. What if they are older clients who stay inside more as current studies indicate, or what if they have allergies, what if they have multiple  people living in the home, how do you control the ventilation? passive ventilation can work but is totally Dependant on multiple circumstances that you can not control, pressure inside and out, temperature, wind, the list goes on and on. For a great read or articles on this subject you can also go to www.buildingscience.com and read the articles there on ventilation. By controlling the ventilation mechanically the home does not rely on outside circumstances or owner operator judgment to supply the needed air. A person can even do  HRV ( heat recovery ventilator) and capture the energy of outgoing air transfer to incoming air so there is little energy loss. these units can pay for themselves in less than a year in some colder climates! especially since www.venmar.com  has a new builder model out that installs  in some locations for around $600.00 or less. Builder of tomorrows homes  will have to understand the systems and functions of the homes, if they continue to build the way they have for the past years they are going to get in trouble. buildings are becoming more complex, with technology comes good and bad, understanding this can be a daunting task, the more educated we become  the less liability we will have. Hint "there is a niche here for the proper marketing of a well educated builder" people want healthier homes.
