Mother in law quarters in North End-holly cow you have to read this.. Main The Durable Green Home
Can you imagine living in 600 sqft? well neither could I untill i recently toured one of Mark L Hixson designs projects he did in the north end. the owner wanted a ADU ( mother in law home) on their lot, the challenge was that the city of boise will not allow more than 600 sqft. The use of space was amazing. It had..

a full living room, full kitchen, laundry and master closet, bedroom and large bathroom, holly cow i could  see living here, having a party here, eveyone should have one  of these!!

This was a design/build project for a mother’s cottage on the lot of an existing North End home in Boise. The homeowner did not want to subdivide the property and the lot area was sufficiently sized to accommodate an ADU, which must be less than 600 SF or not more than 10% of the lot area, whichever is smaller.  The compact design mimics the architectural details of the existing home. Boise City requires a deed restriction when building either an attached or detached ADU, asserting that the homeowner live in one structure or the other.

The structure was building using 2x6 construction, a high efficiency furnace system, Low-e windows and above-code insulation. This shows the unique skills of Earth craft construction Inc incorporating design, construction, Energy efficiency, and now Green building into your projects. Unique projects like this or infill projects typically do not involve all parties in the design process, with Earth craft you have the advantage of working with the designer / builder with over 40 years experience specializing in unique or infill projects. Utilization of space is a spatiality of Mark L Hixson that he incorporates not only into the home, but in every aspect of the project.

Earth craft has also incorporated Green building into its process as well, and if you read my blog on Rain water catchments last month you will notice that Mark Hixson is incorporating that as well. The use of space in this project was AMAZING I could see myself living there; you could easily have eight or so people over to have dinner and sit around the living room. Anyone wanting an ADU or has an infill project should definitely give Earth craft a call 343-4833. I have seen many, many, many poorly designed infill projects that are designed first, then given to the builder to build, figure out how to put on the lot, with out the integration of design and construction teams looking to fit the needs of the customer, the design and architecture of the existing homes and community, the best use of the lot, etc. In our fast paced world I think we have lost a lot of the thought process that we  should use when creating a project and it is refreshing to see how  well thought out this project was and well it was implemented! Hats off to Mark L Hixson design (Earth craft Construction Inc.)
