Energy Savings of a Certified Green Home

One of the biggest benefits of building a certified green home is the protection against drastic future energy code changes, here is the proof.

Utilizing the NAHB certified green home we just completed in Willowgreens, our green verifier John Coldiron, ran REM-Rate on the home to calculate its efficiency. REM-Rate is a software program that takes into account the homes orientation on the lot, size of home, insulation r-value, framing techniques, exterior door characteristics, window efficiencies and duct work. It then spits out a Home Energy Rating System (HERS) rating, which is a value between zero and 100. A house built to the current International Building Code (IBC) would have a HERS rating of 100 while a house that is 100% efficient would have a HERS rating of zero (hence net-zero or 100% efficient). Our green home has a HERS rating of 70, which means it is 30% more efficient than a home built to today’s codes.       

 
Even though a home that is 30% more efficient than a code-home is a great achievement, once you start to compare this green home to homes built to earlier codes do the numbers really start to become staggering.
 
January 1st 2008 was when the most recent IBC changes took place, which was approximately 1.5 years ago. If we compare our certified green house to the code-homes built prior to January 1st 2008, which is practically all homes in the valley, it is about 45% more efficient. If you compare the green home to a historical North End home it would be about 60% to 70% more efficient.
 
REM-Rate also calculates the annual energy cost of the home. The green home is 2619 sqft and calculated to have an annual energy cost of $1479. This includes heating, cooling, water heater, lights and appliances. It is also based on current natural gas and power rates.
 
It becomes pretty clear why it is so important to build your home certified green, which is just one of a boat-load of benefits.
