Don't Cheapen your custom home by making poor finish selections Main Idaho Real Estate Insights
Many people spend a lot of money building a beautiful custom home and then ruin it at the end with cheap finish selections.

One of my pet peeves is people who spend a lot of money building a big home and then finish it with cheap crap. Most people will spend the money on granite, nicer cabinets and wood floors but then at the finish line get cheap. I wonder if they realize that if they would have eliminated 60 sqft they would have the money to finihs it right the first time.

Things not to do to your home

  1. Brass. Brass was out 10 years ago. I think brushed nickel looks cheap as well.
  2. Cheap doors. Most spend a little more on the front door but then install doors that are hollow. If you are goind to build a nice home, make it nice clear through.
  3. Lights. Lights are one of those things that no one really notices unless they are really good or really bad. Even if you are on a budget, in today's world if you just spend 20% more you can get lights that look 100% better
  4. Landscaping. You don't have to do everything at once but do more than the one tree in the front yard. Also, rocks done right can be decorative but are not decorative just because you dropped one in.
  5. Paint the walls with some color. If your home has cream walls and beige carpet your are very boring or possibly have no taste.
  6. Bathtub. Why people add a tub that is not big enough to enjoy or relax in does not make sense.

Lastly, if you can't afford to install it now it is doubtful it will happen. Do it right the first time!

Buyers should also understand the point of diminishing returns. In other words, not all the upgrades they do will add up dollar for dollar on an appraisal. If you put lipstick on a pig, the appraisal will still assess it by the pound (sq. ft.).
