What Home Buyers Really Want Main Idaho Real Estate Insights
Before the economic turn McMansions were the rage. Now people are more concerned about value. Value is a facet of cost but is more intrinsic and amenity built.

At the height of construction in 2004 to 2006 the theme was go big or go home. Bigger homes, appreciation, over the top decor and so on. When the bottom fell out and the consumer/ home buyers disappeared the builders and developers had to re-invent themselves. The consumer had changed their ideals and what it would take for them to open their check book.

Today, value comes in many different packages. Homes are being built to accomodate people downsizing and empty nesters. Aging in place design is becoming more important and lifestyle as always is #1. Many subdivisions now include a pool and if there is a clubhouse it may include a workout room. Somethimes the clubhouse is large enough that it may be rented by a resident for an event. For example The Shores in Eagle and Paramount in Meridian ID have pools and clubhouses. Legacy Subdivision was also a highly amenitized community that last I heard was owned by the bank. Many subdivisions including those for first time home buyers have large pools, though no life guard on duty.

Location will always be a priority but as competition for buyers heats up, home buyers may be lured to different locations if the right amenities are available.
