After dozens of interviews with home owners and builders here are ten tips I have learned-

  1. Getting the best results starts in the planing stages, not adding extras as you build your home.
  2. Having tight walls and ceilings that don't leak increase efficiency dramatically
  3. Keping the air you are conditioning in the envelope of the home. This means next to zero loss due to any leaks in ducts stay in the home.
  4. Get decent windows. Cheap windows leak, do not repel the sun's heat well in the summer and do not keep loud noises out
  5. Caulk. One of the common practices of building a home without leaks is to caulk all lines in the home before dry wallers get started. That little space between the wood and concrete is an easy fix for air leaks.
  6. Insulate the under the floor or better yet around the foundation
  7. Design the home in relation to the sun for energy efficiency
