What is the difference between a master planned community and a subdivision? Main Idaho Real Estate Insights
When, considering the purchasing a new home in a new community, here are some things you should know.

Understanding  Idaho Master Planned Communties

* Master-planned communities have many subdivisions within the community. Current examples include Paramount Subdivision in Meridian and Harris Ranch in Boise.

* They offer a wide variety of housing options including townhouses, apartments, ranch and 2-story homes. Many times these are considered 'phases' within  the community.

* Just because a subdivision has a central park, swimming pool or golf course does not mean it is a master-planned community. Master-planned communities do have parks, swimming pools, tennis courts, golf course and other recreational amenities. Community amenities are just aspects of a community but a master planned community many times includes commercial devevelopment and other aspects that are designed into the community before ground breaking, not as a result of the community being developed. The difference between a subdivision and a master-planned community is that the subdivision is built first in hopes that businesses will build around the subdivision. Master-planned communities design the housing markets and the businesses that will be incorporated inside the community.

* Every business and recreational facility is designed and contracted before one shovel of dirt is dug for a new home. Many master planned communities are small towns.

* Because a wide variety of housing is available, it may be possible to live in a master-planned community without being rich. There are additional fees; however, they can be affordable is consideration is taken for what amenities are earned with the fees. Additionally, many master planned communities are developed to fit different stages of life so one could live in the same community theirr entire life.

* Cities have been created from the master-planned community idea.
