You may have heard the real estate is local? This is very much the story. Factors include property type for example building lots, distressed property, new subdivisions, existing subdivisions, new homes for sale, exististing, bank owned, short sale, foreclosure and building a custom home. Take all properties types and apply that information to each area because each area is different. Trying to apply a trend to Boise, Eagle ID, Star, Kuna, Caldwell, Nampa, Middleton ID and other urban areas like Melba or Parma.

Why do I write this post? No one realtor is the comprehensive expert over all real estate. Finding someone who specializes in either a designated area or particular property type(s) can be of great service. A Boise Real Estate agent who focuses on distressed property is likely to have better 'insider' information and a stronger network of the right professionals including financing. A Realtor who focuses on new construction is likely to be familiar with the new subdivisions around Treasure Valley.

Funny how NAR new the market so well, 'never go down', 'not building any more land' and only a hand full of Relators(R) would even challenge the notion they could make those statements in the boom years.

Its supply and demand, the same as ANY market. We are going thru an extended period of fraud with the natural predicted results that follow.

We continue to revert to the mean, which is governed by inflation, incomes and population trends.

Most tools RE agents use are a mess because
- Data is loaded with fraud (cash back, held back etc)
- Agents are 'sellers' like car salesmen and have a vested interest in making a deal
- Supply is restrained in shadow inventory not seen in MLS

If I said all car sales are local would you trust data like Edmunds, Cons Reports or your local car salesman
