The word Quality can be vague in meaning. Any Idaho home builder can tell you that they build a quality home. I can?t think of any that would not. But what is the meaning of quality? How do you define it? What makes a home a quality built home? Sending out bids, you would quickly learn that pricing can range by tens of thousands of dollars. One reason it vaires is that each builder will have a slightly different interpretation of your home. They may also be subsittuting materials.

One of the most important factors in choosing a builder is trust and relationship. Having someone you can talk to and identify with is critical. You also need to know if they are going to be on the job frequently or if they have a superintendent that runs the job sites.

Quality Begins in the materials used in your new home

If you have done your homework and compared pricing between builders you are probably aware of how the builder poisitions himself in the market place. Builders range from best in class, meaning they don't comprimise, to best total price meaning they favor the least priced component to build at the lowest cost and therefore sell at the best/ lowest price. It is your job to understand what type of builder you are working with and understand what you will be getting. A little piece of advice: If you hire the cheapest guy, don't expect premium results.  Every builder is different and some companies operate differently so no bid is exactly the same. It would probably cost a production company more to build a custom home than a small builder.

Homes are built by people

While you can choose every single aspect of what goes into the construction of the home, it still has to be put together by people. This is another benefit to selecting a builder to build it instead of being your own general contracotr. Again, selecting a builder you trust to do the best job possible wether you are trying to get the lowest possible price or best over all quality will show up at some point. Working with the lowest priced builder also probably means you are working with the lowest cost (and therefore quality) sub- contrractors.

Conclusions

There is no such thing as a free lunch and you normally get what you pay for.

Buying a new home for sale or building a home with a builder can be stressful but it is one of the most satisfying events that will impact every day of your life and your family's. Do you due diligence. Network. Take your time and don't be in a hurry to make a decisions.

Compare every option.

Listen to your gut but you should also seek council from a third party. Sometimes your parents can be a great source!

Your are going to spend a lot of money, don't take it lightly. Don't let others that you don't know and don't know you influence your decision.

When you have made your decisions, feel confident and excited.
