Homes are not commodities and should not be compared on a price per square foot any more than you should buy your car by the pound or your lingerie by the yard!

I have personally closed homes with over 50 separate builders in the Treasure Valley and there are distinct reasons why some builders charge more than others. Some advertise low prices but they don't include lot prices, building permits, utility hookup's etc.

This list doesn't account for some of these homes were built on $25k lots while others were on $200k lots. If you built a 1,000 sq. ft. home on a $25k lot for $125K that is $125 a sq. ft. If you had the same builder add a second story over the house so that it became and additional 1,000 sq. ft over the main house plus an additional 400 sq. ft. over the garage, it becomes 2,400 so @ $125 a sq. ft. would the house be worth $300,000? No because the lot was the same, the garage didn't change, the landscaping didn't change, the roof didn't change, etc., etc., etc., etc..

I hope you now realize this is not the way to pick a builder!
