2012 Starts Strong for New Home Sales Main Idaho Real Estate Insights
The first few months of the year are typically a busy time for builders. Homes are made ready for the spring selling season and contracts on custom homes are written for buyers who want to move before school starts in the fall. But there's something else going on this year...

By my observations, 2012 is going to have the best start in nearly 6 years for the Ada County new home market - by quite a margin. In the past 5 years we have experienced occasional surges in activity, but the current pace of sales has been sustained for longer than we have seen for some time. 

For a bit of perspective, Brighton Homes has the same number of presold homes currently under contract as were completed for all of last year. We are also selling our move-in-ready homes more quickly than we can replace them.

Builders are now facing a real shortage of high quality building lots. We are in the process of bringing on new home sites in nearly all of our communities. With expected availability in just a couple of months, Brighton Homes will always have the best and most lots to choose from.

Now, I won't say that it feels like 2005 again - 2005 is unlikely to be repeated in my lifetime - but it sure feels a little like 2003... 

So, what is going on? It appears that buyers have determined that 2012 is the last year of the "Deal of a Lifetime" on new homes. I agree.

Prices will never be lower, interst rates will never be better - and this sale is ending soon.
