Housing Market Report Card for Ada and Canyon County

ADA COUNTY
1. Home Sales are UP 14% up from this same month last year.
2. Pending home sales are up 27% from a year ago.
3. 20% of total sales were “distressed” this month. This is the “healthiest” month in terms of the highest % of Equity sales since Sep 2008.
4. Median Price up for a home sold this month – $180,000. 16% increase from this same month last year.
5. Inventory is 14% lower than last year at this time.
6. Resale Two Month Rolling Average of Inventory Supply is 2.9 months. Last year at this time there were 3.5 months of inventory.

CANYON COUNTY
1. Home sales are up 4% compared this month to the same month last year.
2. Pending home sales are 13% higher than this same month last year.
3. 39% of this month’s sales were “distressed”. Record high Feb 2011 79%.
4. Median Cost up of a home sold this month – $105,990. This is a 35% increase from this same month last year!
5. Inventory is 9% lower than last year at this time.
6. Resale Two Month Rolling Average of Inventory Supply is 3.2 Last year at this time there were 3.5 months of inventory.
