How to choose a floor plan Main Idaho Real Estate Insights

Once you understand from your loan professional how much home you can afford you start searching the MLS for homes within your price point but now the work begins.

Boise Idaho Home SerachAfter price you probably use filters like bedroom and bath but past this, home buyers are fairly open. But there are many more filters you can use to search  homes for sale. For example, square feet, single level or two, # of other rooms like formal dining room, great room, family room, living room, flex room and more. When you buy an existing house for sale you get what is there. Selecting a home from the Idaho MLS is easy but actually finding a floorplan that works for you with the design, colors, textures, and finsishes that fits your family is a huge challenge. Many times new construction offers a solution that is better.

Do you want a master on the main level or upstairs with the kids? Do you want one great big living space or do you need a seperate formal living room? Do you want a room near the front door as an office so you don't walk clients through the entire house? Where will the laundry room be. An experienced builder and drafting professional will be able to help you bring it all together. And if they understaned your budget they can make recommendations on how to get you what you want.

One recommendation that I have is to get it right the first time. Trying to save money but leaving un finished rooms turns into a 10 year eye-soar. That is not to say you can't find ways to save money by putting thigs off live a detached garage but when you don't get what you wnat the first time and put it off, life gets in the way. Another example is lights. Fancy lights are more expensive but it is another one of those things that will be an eye soar for linger than you expect.

One solution is to put off building for 6 months or a year so you can do it right the first time.
