The Danger of Buying a NEW Home Main Idaho Real Estate Insights

Most people would prefer to buy a new home if not just because it would have new paint, flooring, roof, etc. But if you do so, be prepared to sell it as well.

Toda's advice has to do with moving after you purchase a new home. If you do not intend to move for a long time, it is not a problem necessarily but when you buy a new home and intend to live in it only for a short time, it may hurt when you go to sell it.

Here is why- all home are sold, and bought, based on value according to both parties. If you buy a  new home and want to sell it in two years, not only are you selling a used home but it is directly competing wth nearby new homes. So think of yourself as a buyer, how much less do you have so sell your home for to show value compared to a new one similar to yours. In other words, if builder(s) are still building new homes in your community, how much less will you have to sell your home for compared to the brand new version of your home the builder is selling now? Probably something substantial.

Nobody would pay the same and be happy with two-year-old carpet and paint plus there is "usedness" factor. There is more than likely some signs it has been lived in for that time, stain on the floor or some other blemish. Also many times if a home is not completed, the buyer can choose finishes!
