Getting your home ready to sell is a lot of work but the difference is like anything, the more effort you put in up front, the better the return.

One of the challenges of selling a home is to get yourself emotionally detached. Sellers normally have feelings about their home and why it is worth more than the neighbors or feel it is worth at least a certain price. Maybe it is location, elements of your home or the money you spent taking care of your home and upgrading features and amenities.

The problem is that buyers do not care. They are not emotionally attached to your home They did not see the how much work you have put in to it. They are also looking for the best deal and comparing what they get, and do not get, in your home compared to every other home that matches their search criteria. They are also evaluating how well their money is spent with you compared to the next house. They have their own set of priorities and style. They are walking into different homes and analyzing how they would feel, how well it immediately fits their needs and what they would do differently.

Home Buyers are looking at floorplans, colors of walls, the kitchen, the master bedroom and other bedrooms, the back yard, storage space and in the first visit their overall impression. This is where you have to shine. Your home has to be ready to sell and look like you mean it. There are many lists of things you can do to prepare your home to sell but I am going to summarize it like this, the more you do before the home goes on the market the better it will be.

  1. Clean it like you are a professional cleaning company that takes pride in their work
  2. Fix everything like you were hired to do so and want your client (you) to be 100% satisfied
  3. Simplify your house so more house is visible
  4. Start packing. Buyers will appreciate that you are ready to move

Imagine you are the buyer! What do you need to do to make a great first impression? How can you make your home more desirable so that you can get a full price offer? If someone visits your home and sees things wrong like scratches on walls, worn out carpet, outdated fixtures or generally grunginess would you expect a full price offer?

So, you should be preparing you home well in advance for selling. Also, you need to make sure that when in hits the market it is show ready every day all day. Just expect that someone is going to want to see your home at the most in-opportune time.
