  2. Fix everything like you were hired to do so and want your client (you) to be 100% satisfied
  3. Simplify your house so more house is visible
  4. Start packing. Buyers will appreciate that you are ready to move

Imagine you are the buyer! What do you need to do to make a great first impression? How can you make your home more desirable so that you can get a full price offer? If someone visits your home and sees things wrong like scratches on walls, worn out carpet, outdated fixtures or generally grunginess would you expect a full price offer?

So, you should be preparing you home well in advance for selling. Also, you need to make sure that when in hits the market it is show ready every day all day. Just expect that someone is going to want to see your home at the most in-opportune time.
