Some things to avoid when searching for your ideal home in Boise, Idaho!

  1. Get Your Financing in Order
    It hard to buy when you do not understand how much home you can or should purchase.

  2. Understanding what it will actually cost you to move in
    Buying a home is expensive but actually acquiring the home and moving in is really expensive. Are you ready to also pay for the home inspection, title insurance and financing fees as part of the loan. After you purchase the home can you afford movers? Will you be replacing carpet, fixing or remodeling parts of the house? Theses costs can really add up!
  3. It takes a Village to buy a home
    Buying a home is big deal and there are lots of moving parts. Get the right team to get it done in timely manner and to take care of you.

  4. Do you really want the home?
    Everyone wants a deal but in a competitive market you have to know the value of the home, at least for you. If you are not prepared to make a winning offer and negotiate towards getting it, prepare to lose. Understanding the current market is invaluable and don't think that your cousins best friends cousin advice is relevant?

  5.  Do your Due Diligence
    Ask questions. Use your team. If your expectations are realistic dig deep and ask your agent to help you find what you are looking for. Normally, there is something that has to be sacrificed but if you can get most of your boxes checked, do your due diligence. If things do not add up or make sense, keep looking. If you have time, wait for the market to produce the home you want whether that means keeping an eye on new homes on the market or building.
