This is a summary of Ada County. We are glad to supply detail reports of particular areas.
The numbers show that homes priced over $1M sold for 179% over asking price. That obviously needs some deeper insight. I have not looked deeper but my first guess would be that this listing was  a "To Be Built" and the buyer then made changes/ personalizations that increased the price of the custom home.
