What will Boise Home Values do in 2019?

It is unclear how the national economy will affect the local real estate market but changes are inevitable and there are already signs that the market is shifting. Many experts are suggesting that we will start to see the market become more balalnced. Appreciation and sales volumes have been out-pacing national averages which is unsustainable. Boise Real Estate has favored sellers for several years with strong demand from out of state buyers. That is not likely to change as long as people from California, Portland and Seatlle (the largest in-migration groups) are able to sell their homes at a price they are looking for. December 2018 Boise Real Estate Statistics

The median sales price of a home was $324,950 compared to $275,314 in December 2017 based on statistics from the Intermountain MLS. This represents 18.03% increase in the median price of a home in one year! 3% to 6% is considered 'normal' appreciation. Affordability is a question that many are facing which is why people either have to consider something smaller or a little further away which is why we are starting to see more interest in Kuna, Nampa and Caldwell.
