Why is Kuna Growing so Quickly? Main Treasure Valley Life

Kuna is off the beaten path and often sits in the real estate shadows of Boise, Eagle, and Meridian. In recent years, more homes for sale in Kuna have been appearing. As new Kuna subdivisions and neighborhoods pop up, people are beginning to take notice. Here are a few reasons why.

Low housing prices

According to Intermountain MLS, the median new home selling price is $285,872 and existing home sales in Kuna are $225,000. These values are lower than that of the rest of homes for sale in the Treasure Valley. However, prices are rising as the area gains popularity.

Open area and small town feel

Much of Kuna is or was farmland. As a result, many older properties have larger plots of land. In addition, much of this old farmland has been sold to developers and new Kuna subdivisions are getting built every year. Because of its farmtown roots, Kuna maintains its small town roots and charm, even as it grows. 

Fast-growing

Many subdivisions in Kuna have been built since 2005, and there are no signs of slowing down. In fact 3 new subdivisions are planned, with a combined 922 homesites. A fourth subdivision has been approved, but there is no word yet on how many homesites there will be.

Recreation access

Kuna, like the rest of the Treasure Valley, is close to a variety of outdoor activities. Kuna is just north of the World Center for Birds of Prey and the Snake River Birds of Prey National Conservation Area. Downtown Kuna is also just 15 minutes from Initial Point—the beginning site of all land surveying for the state of Idaho. Also 15 minutes away are the Kuna Caves. These caves are lava tubes that extend 50 feet below the ground and up to a quarter mile north and south of the entrance. For the avid sportsman, open range for target, skeet, and recreational shooting is south of Initial Point and south along Pleasant Valley Road.
