Top 5 Best-Selling Subdivisions in Star, Idaho

The town of Star, Idaho is growing quickly and developers are taking notice. New subdivisions are being built quickly and houses are being bought as quickly as they are being built. In such a hot market it helps to identify the best places to live. So, we found the best-selling subdivisions in Star, Idaho.

Heron River

Heron River is a stunning planned community just west of Star on State Street. The entire subdivision is comprised of 575 homes and 75 acres of permanently protected area for residents to enjoy year-round. Homesites range from 0.126 to 0.447 acres. The community club features a swimming pool, fitness center, playground, tennis courts, and a large park. There are many opportunities for waterfront homes and most houses are a mere minute’s walk away from in-community bodies of water. Homes can be wired for fiber optics for lightning-fast internet service. In 2018, a whopping 62 homes sold for a median price of $474,711. The range of home prices in 2018 were $274,900 to $781,465.

The Lakes at Pristine Meadows

The Lakes at Pristine Meadows, also known as Craftsman Estates, is a lakeside community with spacious lots, waterfront homesites, and beautiful valley views. The entire community is focused on the laid-back culture of Star and the access to nature that the entire Treasure Valley provides. The community is split into two neighborhoods, Meadows and Springs. In 2018, 2 Meadows homes sold for $419,900 and $424,900. Meanwhile, 36 Springs homes sold in 2018. Home sale prices in Springs ranged from $340,200 to $541,163 with a median price of $483,500.


Alderbrook is a community just west of downtown Star on 3rd street that was built by Providence Properties. HOA fees are $350 annually. In 2018, 28 homes were sold in Alderbook, up from 18 homes sold in 2017.  The range of home prices in 2018 was $209,659 to $303,512 with a median price of $251,526. The affordability of Alderbrook has helped homes in the community sell quickly.


Starcreek is an in-developement community that sits north of downtown Star. Phase 1 included 26 lots ranging from 0.17 to 0.35 acres. The developer is Star Northwest LLC. Many model homes feature multiple car garages as well as deep RV storage bays. The developers are very conscious of the outdoor lifestyles of Star residents and have planned accordingly. In 2018, 27 homes sold in Starcreek for a median price of $547,400. The price range of homes sold in 2018 was $350,875 to $599.900.


Roselands is a community of 300 homesites surrounded by countryside north of Star. Properties around the community include a lot of farm and equestrian land, so Roselands is perfect for those looking for wide open spaces to farm or keep horses. This tranquil setting is close to the Emmett Highway, which gives residents easy access to the entire Treasure Valley. In 2018, 14 homes sold for between $228,590 and $379,900. The median sales price was $286,492. Roselands is a best-seller, partly because of its affordability.
