Nampa, Idaho is growing quickly and has become a popular alternative to living in Boise or Eagle. As the city grows and more new houses are being built, there are 5 subdivisions that sell above all of the others. These 5 neighborhodds are the best-selling in North Nampa.

Schomburg Place

Schomburg Place is located in the Karcher Junction area of North Nampa and is perfectly located halfway between downtown Nampa and Lake Lowell. The major crossroads are Middleton Road and Lone Star Road. Residents enjoy a quiet neighborhood with easy access to multiple parks and major thoroughfare roads. Homesites range from 0.16-0.29 acres. Most of the community is completed, with only a few sites left undeveloped. These homes will be built in the next couple years. HOA fees are $288.75 annually. In 2018, 13 homes in Schomburg Place sold for a median price of $228,896. This is an increase from 2017, when 9 homes sold for an average of $220,490.

Granite Basin

The Granite Basin subdivision sits next to Shomburg Place to the east. The community sits at the intersection of Lone Star Road and Midland Road. This quiet subdivision was built by Hubble Homes, and features 200 building lots and a private park with a playground. Lot sizes are larger than other subdivisions in the area to accommodate 3 car garages and RV storage. The developers recognized residents’ outdoor lifestyles and have designed the neighborhood accordingly. HOA fees are $350 annually. In 2018, 26 homes sold for between $184,335 nd $286,590. The average sale price in 2018 was $215,945.

Castle Peak

Castle Peak is a well-planned community on Linden Road in Nampa, east of Middleton Road that was developed by West Park Co. The community features 266 building lots and homesites that range from 0.16 to 0.25 acres. A community park and pool encourage families to play outside and socialize. HOA fees are $350 annually. 27 homes sold for an average of $337,350 in 2018. The range of home sale prices in 2018 was $294,200 to 412,000.

Franklin Village

Franklin Village sits in a prime location on Cherry Lane, just east of Can-Ada Road. This subdivision is just 2 miles north of the Ford Idaho Center and 2.5 miles north of the College of Western Idaho. Developed by Star Development, Inc, the subdivision consists of 240 building lots on 84 acres. Part of the 84 acres is a brand new 28-acre city park with a great playground and a 10-station bodyweight workout area. Homesites in Franklin Village range from 0.12 to 0.20 acres each. HOA fees are $400 annually. In 2018, 39 homes sold in Franklin Village. The prices ranged from $183,048 to $307,782, with a median price of $238,363.

Brookdale Estates

Brookdale Estates is perfectly situated for family recreational activities. The community sits on Birch Ln just east of 11th Ave N in Nampa. Between 11th Ave and the subdivision is the Nampa Optimist Football fields and Birch Elementary School. A couple miles east of Brookdale Estates is the College of Western Idaho. Following 11th Ave south will put you at Centennial Golf Course and its sister course, Ridgecrest Golf Club. In addition, the Nampa Municipal Airport and Ford Idaho Center are less than 10 minutes away. Homesites in Brookdale Estates range in size from 0.18 to 0.27 acres. In 2018, a whopping 41 homes sold for an average of $287,740. The home sale prices ranged from $238,583 to $390,993. HOA fees are $390 annually.
