The convention for selling a home is to sell it in spring and summer. This is usually so that the lawn can be green, the flowers will be blooming, and longer days mean people will be out looking at homes longer. Plus, the warming air always has everyone in a good mood. The number of house listings tend to go down in the fall, but there is no reason for that. Here are 5 reasons why.

Less competition

Since most sellers take the fall off, your home will be one of the few on the market. Plus, this allows your agent to devote more time to attracting prospective buyers and enhancing the appeal of your property. With less competition, your home will stand out better and easier.

High demand

You know what comes with less supply right? Higher demand. With fewer homes on the market, buyers will be hard pressed to find homes for sale. When they see your property, they will try to buy it fast before others see it. If multiple buyers see your home, it could start a bidding war and your home will probably sell for more money. It’s a win-win!

Serious buyers

By this point in the year, many buyers will have already been pre-approved for a loan and have been searching for a new home for a while. In the fall, they may be more ready to make a decision before it gets too cold in the winter and wait to buy again in the spring. If committed buyers like what they see, they will most likely jump at the chance to buy ASAP

Low maintenance curb appeal

Everybody loves the looks of fall. Use that to your advantage. Brightly colored trees add a unique splash of color to listing pictures. Put some bright orange and white pumpkins on the walkway or next to the front door. In addition, most lawns have recovered from the summer heat and have become a lush green again without any extra effort on your part. Plus, cooler temperatures mean you don’t have to mow as often. Many potential buyers don’t usually buy in the fall if they have families. With the kids in school and after-school activities already planned, all of the packing, moving, and unpacking could be challenging. However, single buyers can move whenever they want to. In addition, real estate investors are ready to buy whenever there is a good deal or an amazing opportunity. Fall is the perfect time to capitalize on these demographics!
