The Corona Virus has obviously impacted our housing industry; however, the Boise Real Estate Market held surprisingly strong base on the numbers. The primary numbers that will jump out at most people are the Total Resale Pending numbers. They were only down by 150 units from March 2019.

Sale of Existing Homes March 2020

Ada County, Idaho

• Closed 556 exisitng homes for March 2020,  up 64 units (+13% ) over March 2019.
• Average sales price is at $388,081. This is up by $28,667 (+8%) over March 2019.
• Inventory of homes listed for sale was at 608 homes up 31 units (+5%) over March 2019.
• Ada County months of supply of homes for sale was at 0.95 months.

Canyon County, Idaho

• Canyon Co. closed 271 existin homes in March 2020, up by 30 units (+12%) over March 2019.
• Canyon Co. YTD average sales price is at $251,515. This is up by $13,346 or + 6% over March 2019.
• Inventory of homes listed for sale was at 206 units, down 6 (-2%) units from March 2019.
• Canyon County months of supply of homes for sale was .72 months which is up just slightly from last month.

other Market Stats

• Pending Sales for the combined counties wast 880 units which is down by 150 units (-15%)  from March 2019.

Sale of New Homes March 2020

Ada County, Idaho

• 349 new homes sold in March, up by 27 units (+8%).
• YTD average sales price was at $439,245, up $13,449 (+3%).
• Inventory was at 661 listed for sale, down by 28 units (-4%).
• Months of Supply is at 2.08 months.

Canyon County, Idaho

• 210 new homes sold in March, up by 97 units (+86%).
• YTD average sales price was at $312,504, up by $14,993 (+5%).
• Inventory was at 338 lited for sale, up by 47 units (+15%).
• Months of Supply of Inventory 2.87

Other Stats

• Total Pending Sales for the combined counties is at 1342 units, an increase of 247 (+23%).
• Total homes Sold (new and resale) for the combined counties was 1385 units, up 217 units (+19%).
