Boise, Idaho Buyers are Expanding Their Search: 8 Places to Watch Main Treasure Valley Life

As people flock to Idaho from around the country (primarily from the west coast), Boise and the surrounding metro area has become one of the hottest places to live in America. Due to the COVID-19 pandemic creating opportunities for remote work, even more people are leaving large cities and moving to Idaho. As more people move to the area, home buyers are looking to buy homes in the smaller surrounding towns and cities. These areas are poised for large growth in terms of population and new home construction. Many of them have large lots that are perfect for building custom homes.

Star - Star is poised to grow quickly thanks to many new subdivisions in the planning phase. While many people say that all Star needs to start growing quickly is an Albertsons grocery store, the town maintains its small-town feel thanks to its main drag on Highway 44. There is a lot of farmland that is opening up to developers to build a wide range of homes, from starter home subdivisions, to luxury custom home communities with large building lots. Star is also attractive because of its location on Highway 44. It is a short drive to Eagle to the east and Caldwell to the West. Continuing east on Highway 44 will take you into the heart of downtown Boise.

Middleton - Since it was founded, Middleton has always been a farm town. Located just north of Caldwell, Middleton benefits from Caldwell’s growth. Like Star, large tracts of farmland are poised to become brand new subdivisions. In addition, Middleton provides a short commute to Caldwell and Nampa. MIddleton is just minutes from Interstate-84, which will take you to all of the major cities in the Boise area, as well as Ontario, Oregon, in under a half hour.

Kuna - Kuna has been on the rise for a few years now, thanks to plenty of new home subdivision popping up. Its location on the south side of the Boise metro area provides short commutes paired with affordable housing. Getting to downtown Boise takes 25 minutes; downtown Meridian and Roaring Springs Water Park takes 15 minutes; and Nampa and Lake Lowell takes around 20 minutes. Kuna is also close to the Snake RIver Birds of Prey National Preserve, as well as plenty of federal land for outdoor sports.

Marsing - If lots of acreage or getting away from the urban hustle and bustle is high on your list, Marsing is the place for you. This small farm town sits along the banks of the Snake River and is  a 15 minute drive from Lake Lowell. Marsong is quiet and out of the way, and you can still drive to Caldwell and Nampa in under a half hour.

Here are communities in the Boise area that are growing fast as well. These master planned communities are popular for their size, home choices, location, and amenities (which include schools, post offices, stores, plenty of parks, pools, and more).

Harris Ranch - Harris Ranch extends from Bown Crossing in SE Boise, between the Boise River and foothills, nearly to Lucky Peak Reservoir in the east. Harris Ranch has 4 different sections, with more in development. East Junior High was rebuilt in the center of Harris Ranch to give school-age residents easy and safe access to school. The Terraces is also located within Harris Ranch, which provides world-class elderly and memory care facilities. Homes in Harris Ranch are on the high end with plenty of styles, amenities, and sizes to choose from. Living at Harris Ranch offers affordable luxury and nearly unparalleled outdoor access.

Avimor - Avimor is a large community north of Eagle, Idaho that follows Highway 55 north towards the resort towns of McCall and Cascade. This large community is planned to have over 650 home lots in a natural valley through the foothills. In fact, many homes back directly up to the foothills for easy access to Idaho’s natural beauty. Homesites range from 0.11 acre starter homes to 1-acre estate lots. The Shadow Valley Golf Course is nearby and is locally famous for its foothills location. Avimor includes on-site shops, dining options, and easy recreation opportunities. In addition, the Eagle city center and Eagle Road are just a few minutes away.

 

Hidden Springs - Hidden Springs is a high-end community in the foothills north of Boise. This 1,844-acre community surrounds the working 130-year-old Dry Creek Farm. This subdivision received the Best Smart Growth Award from the National Association of Builders in 200 thanks to its commitments to preserving the natural beauty of the foothills around the subdivision in addition to environmentally conscious building materials. Amenities include: a post office, 810 acres of permanent open space, community garden, Hidden Springs Charter School, and a mercantile. There are 1,000 homes in the community on lots ranging from 0.1-1.88 acres. This is foothills living at its finest!

Legacy - Legacy is one of the hottest communities in Eagle, Idaho. This community sits on nearly 600 acres and can truly be considered a lifestyle community. Within Legacy are 2 private pools, a 3-hole executive golf course, tennis courts, and 90 acres of community green space. Homes in legacy range from mid-range patio homes to large custom homes on waterfront lots. The Village at Meridian Shopping center is a 20-minute drive away, and it is close to major thoroughfare roads for easy commuting, urban access and to get to top-notch schools in the West Ada School District.
