Here is information about the community amenities and dues from the HOA:

Our HOA fees are now $58 per month, they went up from $53 at the first of the year. We are able to keep these fees so low because our work is volunteer and the residents pitch in and help with committees to keep things running smoothly. There is a transfer fee of $200 which is paid by the Seller to cover internal setup for new residents. There is a reinvestment fee which is paid by the Buyer in the amount of $1,000.00. This fee goes directly into our capital account and is used only for large expenditure items. This is privately owned and therefore we pay for our own road repair and anything within our subdivision that breaks down. There are many amenities here, we have a hot tub, swimming pool, tennis courts, golf putting, horseshoe pit, and our clubhouse which has many activities in which our residents can participate. 
We have cards (all kinds that play at different times), there is Fit & Fall, Chair Yoga, Dominoes, Pokeno, Quilt Club, Line Dancing, Bible Study, and we have a buffet breakfast which is put on by volunteers every Saturday morning which is $1. This is possible as I mentioned above because of our volunteers. We are a welcoming community but do have strict enforcement of our CCR's.  The biggest issue seems to be with folks wanting privacy fencing and we do not allow that, we like our open concept and do enforce those covenants. If you want to build a fence around yourself, then Willowbrook is not the place for you. We always look forward to welcoming our new residents and they must check-in at the office as we have paperwork and a welcoming gift. We must have age verification to comply with our HOPA status.
