Watch That First STEPPPPPPPPPPPPPPP !!!!!!!!!!!!!!!! Main Owner Builder Log
I am happy to present a brief glimpse into the life of a happily married couple as first time home owner / builders and their very first experience in the home construction arena. Lets just say they have the scars to prove it.

Watch That First STEEEEPPPPPPPPPPPPPP !!!!!!!!!!!!!

It was nearly one year ago that my husband Jon and I decided to build our dream home in our home town of Kuna. Our parents were generous enough to offer us 2+ acres of their farmland to build our home on. We loved the location and we couldnt beat the price (or lack of) so the choice was clear. We agreed to take them up on their offer and build a home.  We were ecstatic; our minds were racing, so many possibilities, and so many choices. Where do we start? The internet of course before we knew it we found the floor plan of our dreams, whipped out the Visa and our blueprints were in the mail. It was official; we got the construction ball rolling with a few clicks of the mouse. Little did we know that it was about to roll right over us.

We received the plans and they were better than we expected. It really was the home of our dreams. We made appointments right away with a couple of local builders that worked specifically with owner / builders. We met with them and dropped off our plans so they could compile a price estimate for the building costs. A few weeks later we received the estimates for the materials and we were shocked. The materials alone were over our budget. They also informed us that the plans we bought online did not meet Idaho building code and they would have to be completely redrawn at twice the cost and of course there were absolutely no returns or exchanges for the plans we purchased.

First came the denial, then anger, rage, guilt, regret, depression, and finally acceptance that we had purchased plans (on credit) that had to be completely redrafted, for a house that was just to big for the two of us, and way beyond our budget to build. After a few weeks of moping we pulled ourselves and each other out of the funk, cut our losses (except for the Visa payment) and started from scratch.

This was the rocky start to our big house building project. We have since realized that we had to start somewhere and we learned some valuable lessons early on about building materials, floor layout, structure, and site preparations and how they impact the total cost per square foot. Now that we have clawed up the learning curve a bit I truly believe that our rough start will save us from larger more costly mistakes down the road and possibly some undue heartache.

And thats where it all started...

Good luck, Sarah. If the plans are not workable plans in Idaho they should be returnable, or was that in the fine print?
