Today Group One Sothebys Realty invited 4 builders to come to speak to our agents. At one point the discussion led to "Price per Square Foot." Every builder dreaded this conversation with clients. Most say it is like comparing that to buying a car like with price per pound, who does that?

On the builder's behalf, it is a little difficult, especially if we are including the lot. If you include in the price the building lot, it can vary dramatically. The price of Land in NE Boise compared to Merdian compared to Star compared to Caldwell is very different.

As a point of reference, I normally use $130/ sq ft as a solid baseline #. That would work in most situations for a semi custom home. IT does not include the lot.

In 2020, the shell of a house was around $105 to $130 per square foot. That is the builder's cost and is just the envelope, does not include building lot costs.

This also does not include appliances and other finishes and amenities. The price per square foot varies greatly between production and custom builders. as one would expect.

Retail prices of homes in Boise is now consistently starting around $200 per square.
