This is true with home values as well. Kuna has always had subdivisions selling new homes but 2020 was the biggest year for new homes. Retail stores popping up is proof that Kuna is becoming a destination. Additionally, many subdivisions are attracting move-up buyers, meaning homeowners buying their next home, something a step up in quality and possibly size. Over the last three years, new construction has been in demand as there have not been enough existing homes for sale. Developers are feverishly working to bring more lots to market. Price is also driven by people's ability to buy. It is also worth noting that the economy and people are willing and able to pay top dollar for homes. At times, homebuyers are also willing to pay more than perceived market value. Another factor of the local real estate market is that there are a lot of investors who take available homes which means that there are a lot of renters as well.
