Hackberry Ranch Boise IdahoThe primary access to all but one of the proposed lots is Paso Fino Drive, The initial 650 feet of Paso Fino Drive is proposed to be a 2 lane boulevard consisting of 5’ sidewalks, 6” vertical curb and gutter on both sides of the roadway, 2 – 20’ wide paved travel lanes and an 8’ wide planter strip. From this roadway section to the end of the drive, the roadway will taper a 50’ wide right-of-way with sidewalks, curb and gutter and a 25’ wide paved travel lane. The end of the roadway will be a 56’ radius cul-de-sac with a pavement radius of 48’. Lots 13 and 14 access Paso Fino Drive from a 20’ wide paved driveway. The driveway will be designed to the standards of the Boise City Fire Department. Six of the lots (lot 18 through 23) will take access from Paddock Lane, a 20’ wide paved private roadway. Lot 1 of the development is located in the far south end of the site and will take direct access from North Bogus Basin Road. The driveway for the lot will be a minimum 20’ wide paved access, designed to the standards of the Boise City Fire Department. All open space area of the site is also accessible from North Bogus Basin Road. This will allow emergency vehicles to have direct lot access to the rear of nearly all lots of the project.

In accordance with the Boise City regulations, the site will consist of over 45 acres of open space that will be retained and protected with the existing natural vegetation. All areas that are graded in and around this open space will be reseeded with like vegetation to blend into the surroundings. The existing vegetation consists of sparse low growing grasses and native brush, such as Bitterbrush, Rabbitbrush and Sagebrush. There are no trees within the site boundaries and no plans to irrigate existing vegetation of the open areas, which maintain the sparse nature of the open space, resulting in less fuel for fires. The existing terrain consists of slopes from are near flat in the lower-lying portions of the site to as steep as 2 to 1 slopes on the upper ridges. Site grading of the lot pads will be done to minimize site disturbance while maintaining the ability for access around all structures for fire protection. There is a small portion of the north edge of the property and land to the north before the paved Becker Ridge Road, running east from North Bogus Basin Road to the existing United Water tank. This road is paved and over 20’ wide for a distance of over 1/2 mile west of this site, creating a point of access for emergency vehicles and a fire break from fires originating on this site, or from fires from the north that could move in a southerly direction toward this site.
