The community consists of ten phases including condominiums, townhomes, patio homes, and single-family homes. The neighborhood concept allows each group of homes to be separated from all others by waterways and common areas, yet all the neighborhoods are linked by walkways and bike paths to the Greenbelt, the Boise River, and River Run’s own six-acre Heron Lake. River Run Estates Phases

• Heron Cove
  On the north end of River Run, Heron Cove is situated to take advantage of Heron Lake, the Boise River and Bethine Church River Trail. Heron Cove is composed of forty-seven condominiums in five buildings with its own pool. The area is surrounded on three sides by water and has a perfect view of the fish ladder located at the outlet of Heron Lake.
• Lake Heron
  Lake Heron is home to nineteen townhomes. The homes have old-style wrought iron courtyard entries and view the lake or nearby stream. Homes were built beginning in 1980.
• Springbrook
  Sited between patio homes and condominiums Springbrook 3B is a twenty-three unit townhome phase surrounded by lush waterways and riparian areas. These contemporary townhomes are sided with stucco and wood and feature private patios with views of the water. These homes were built beginning in 1985.
• The Island
  The Island is one of Boise’s first gated communities, bordered by the Boise River, Loggers Creek, Heron Creek and the Boise Greenbelt.
