• Origianally platted for 132 lots on 33 acres, June 2001
• On September 24, 2020 an application was received for a subdivision time extension. The plat now contains 115 residential lots and 13 common lots in an R-1 (Single-Family Residential) zoning. The applicant is requesting an 18-month time extension to complete the development. The construction drawings have been approved by the Engineering Department. There has not been any construction on the property but the developer has been actively working to move forward with the subdivision. his would be-a single-phase development with the gr:oss density at 3.49 units per acre. The standards are consistent with the subdivision ordinance at the time of the initial submittal.
• Each lot shall be provided with a pressure irrigation service. The development shall utilize the existing "South Park'' pressure irrigation pump station located on Montana Avenue approximate 3,000 lineal feet south of the subject property. Any upgrades to the pump station necessary to supply the proposed subdivision with pressurized irrigation water is the responsibility of the Developer.
